Rental Units

Rentals:  Township Ordinance Chapter 11

Until further notice, there will be no in-person inspections for resale smoke certification and rentals.
The township inspector will accept the following as a COMPLETE PACKET for RESALE SMOKE CERTIFICATIONS;
·       Application filled out completely & signed
·       Check for $75.00 made payable to Plumsted Township
·       Photos of the smoke detector/carbon monoxide/fire extinguisher
·       Signed affidavit
The complete packet can be mailed to our Municipal Office at 121 Evergreen Road New Egypt NJ 08533
or Dropped off in the lobby box marked CONSTRUCTION OFFICE. Lobby is open Monday ~ Friday 9am – 5pm
You will be contacted when the complete packets have been reviewed and approved. Please allow two weeks for review.
 

This office inspects one and two unit rental properties within Plumsted Township. Each property is registered by the landlord and inspected every two (2) years unless it is privately owned and lived in by the homeowner. If a property is 3 or more units, the State is required to inspect each unit.

RENTAL:

  • IF RENTAL IS MORE THAN TWO UNITS, IT GOES TO THE STATE OF NJ, NOT HERE. PLUMSTED TOWNSHIP WILL INSPECT ONE & TWO UNIT RENTALS ONLY.
  • We will accept complete forms only along with payment before inspections are scheduled. 
  • Well water requires certificate from Ocean County Water IF they change tenants within two (2) years otherwise they are good for five (5) years.
  • Heater certificate from licensed HVAC every two years.
  • All inspections are done on Saturdays only 9am – 12 noon. No set times, the inspector does not call people. An adult must be at the residence or you must leave a lock box number.
  • Final paperwork is LEFT AT THE RESIDENCE unless other arrangements have been made with the Inspector.
  • Inspections must be scheduled two weeks in advance.
  • All forms and instructions are located on www.plumsted.org
 

RESALE:

  • Certification of Smoke & Carbon Monoxide IS THE ONLY INSPECTION REQUIRED FOR A RESALE IN PLUMSTED TOWNSHIP.
  • All Resales including Uninhabitable Bank-Owned Properties require the Certification of Smoke & Carbon Monoxide - details and instructions on www.plumsted.org. 
  • All inspections are done on Saturdays only 9am – 12 noon. No set times, the inspector does not call people. An adult must be at the residence or you must leave a lock box number.
  • Final paperwork is LEFT AT THE RESIDENCE unless other arrangements have been made with the Inspector.
  • All forms and instructions are located on www.plumsted.org
  • If the property has outstanding unpaid fees/fines for the Abandoned/Foreclosed property list, the Certificate will not be issued until the fees are paid in full. Please contact Cyndi MacReynolds at ext.128
